Driving down i-75 last Thursday night I look up at the real estate bill board with numbers of listed homes at 98,000 plus. What was great about that is a few weeks ago it was 102,000 plus listed. So the media is wrong and yes homes are selling and inventory is also down.

Yes it is important that when a buyer walks up your front walk that it looks great! So for $3-4 bucks a bag or bail it is well worth the little that you will spend to make that first impression a good one.So buy it and spreed it!

Sell your home faster with a vertiual tour. Wouldn’t rather drive a sports car then a broken down heap! The same logic works with the photo’s that are on your listing. Why wouldn’t you want the best exposure for your home when buyers are searching on the web? So if you want the best exposure order a virtual tour!

Well here we go again. I was listing a property the other day and our new Duffy listing told me this story about the agent she had just let go. Her old agent called the client and told her she “didn’t have time to show the clients property to an unrepresented buyer and could she do it.” The problem was that the seller was at work and was not able to show it either. A lost opportunity. Plus she said to herself “I am paying you 3% and you can’t show my house.” She also had trouble getting a hold of her agent one weekend, when she finally did, comes to find out the agent is enjoying herself at Mardi gras. Well long story short make sure you hire someone who is looking out for your best interest not just theirs.

The news is in again that Duffy sellers get 98% of list price for their homes vs 91.5% with all the others. A 6.5% difference! That difference equates if you sold a home for $300,000 a savings in your pocket of $19,500. Well that sounds good to me!

Who’s house is it anyway?Well I cannot believe the stories that I have been hearing from some of my current listings. How the listing agents the sellers hired before they listed with Duffy were floored by how their agent misrepresented them.Not presenting offers which is a violation of the real estate licensing rules the last time I herd. How the agent was communicating to the other side and then was not involving the seller and deals were falling through. Hearing this makes me wonder who are these agents looking out for themselves or their clients who will pay them 3% of the sale price. I know when you list with Duffy your needs come first because we give you the tools and the experts to help you through the process. So know matter who you hire make sure they understand “who’s house is it?” the seller or the agent?

Well the numbers are in 66 days on the market (DOM) down from 70 days for single family homes. 75 DOM for condos/townhomes.Why is this such big news for Duffy Realty? The answer is that all the rest have an average of 130 DOM. So if you want your home to sit on the market twice as long hire all the rest! If you want your home to sell it looks like you will want to hire the Best,#1 agent in Georgia for the past three years Rhonda Duffy and her team!

Today I heard a story that a new Duffy Listing client told me.”His old agent(traditional 3% to list 6% total!) would not run comps and work with the other buyers agent and a deal fell through”. I run comps for clients daily and let me tell you that it takes most time less than a minute to do. Who was the agent looking out for the listing client or the agent? That seemed clear to me the agent was looking out for themself not their client. So when you do list make sure you hire some one who is on your side and is a Full Time Professional Agent! That is what we are at Duffy Full Time Pro’s!
